One fixed scope for the whole backyard: removing the old pool and deck, a new pool with spa and sunshelf, two fire and water bowls, the finishes, a travertine deck with grass strips and a complete Jandy equipment pad controlled from your phone. Engineering and every permit fee are already in the price.

Potential advantages

A spa inside the sunshelf. A 5' x 7' champagne spa with 6 therapy jets and an air blower, set in the 6' x 14' sunshelf.
Fire and water. Two Corinthian bowls with automatic ignition pour water into the pool and light up at night.
Year-round water. The Jandy VersaTemp heats in winter and chills in summer, all from the iAquaLink app.
A clean start. The old pool and concrete deck are removed and hauled away before the new pool is built.
Permits with no surprises. Every permit fee is in the price, and the private provider keeps the project at least 50% faster.

Limitations to resolve

Your selections. Pool finish color, deck material within the allowance, and the fire bowl color and shape.
Propane. The fire bowls run on propane or natural gas; a propane tank, if needed, is not included.
Site conditions. Dewatering, muck or rock found during excavation are not included.
Timeline. About 10 days of engineering, up to 15 days for permits, then 60 to 90 days of construction.
Final layout. Dimensions are approximate; elevations and the final layout follow the engineered plans and site conditions.

Next decision: approving the proposal lets engineering start; we then confirm the finish color, the deck material and the fire bowl style together.
